Commercial Garage Door Spring Replacement

A broken spring is the most common reason a commercial door will not open. The door becomes too heavy to lift, and the opener can be damaged trying. We replace commercial torsion springs and balance the door so it runs right.

Signs of a broken spring

  • The door will not open, or the opener strains and stops
  • A gap in the spring coil above the door
  • A loud bang from the header area
  • The door is very heavy, or slams down when released
  • Cables are loose or have come off the drums
Do not run the opener with a broken spring. The opener is not built to lift the full weight of the door. Keep people clear of the door and call or text us.

What we do

  • Measure the wire size, inside diameter and length of the old springs
  • Replace both springs on two-spring doors so they wear evenly
  • Wind the springs and balance the door
  • Inspect cables, drums, bearings and rollers while we are there
  • Test the opener's force and limit settings after the repair

How long will new springs last?

Springs are rated in cycles. One cycle is one open and one close. Busy doors wear out standard springs fast, so we often recommend high-cycle springs for them.

Spring ratingAt 10 cycles a dayAt 30 cycles a day
10,000 cycles2.7 years0.9 years
25,000 cycles6.8 years2.3 years
50,000 cycles13.7 years4.6 years
100,000 cycles27.4 years9.1 years

Estimates only. Actual life depends on door weight, installation and maintenance.

Spring replacement questions

Can I replace just the broken spring?

On a two-spring door, the other spring has the same number of cycles on it and usually fails soon after. Replacing both keeps the door balanced and saves a second service call.

Should I upgrade to high-cycle springs?

If the door opens and closes many times a day, yes. See the table above. High-cycle springs cost more up front and last much longer.

Is it safe to replace a spring myself?

No. Torsion springs hold enough tension to cause serious injury. Spring work should be done by a trained technician with the right tools.
